Q: How long is the lease?

A: 12 month leases beginning May 1, 2017 and end on April 30, 2018.

Q: Are the units furnished?

A: No, units are not furnished. All units come with fridge/freezer, stove, dishwasher, washer and dryer but no furniture.

Q: Is parking available?

A: Yes, for $60 per month per space in the underground garage

Q: What is included the rental price?

A: Rent includes: accommodation and all utilities (heat, electricity, natural gas, water and sewer) In suite Internet, TV, and phone is up to the tenants. If you require Air Conditioning for the summer months, it may be added for $50 per unit per month.

Q: Do you allow pets?

A: We do allow cats however dogs are not permitted as permanent or temporary residents on the property.

Q: Is the building only for students?

A: As this is a purpose built student property, we would not recommend leasing at 655 Princess Street if you are not a student.

Q: Can I lease a bedroom by myself?

A: No, sorry – our smallest unit is a 2 bedroom unit and our largest unit is a 5 bedroom unit, meaning you would have to find 1-4 roommates to sign a lease.

Q: Are the prices listed per bedroom?

A: Yes, prices on our website are starting prices and per bedroom.

Q: What influences the price?

A: Prices vary by unit, based on the layout, which floor they are on, what they are facing (e.g. pool, courtyard, etc.) and unit size

Q: How far is the building to Campus?

A: The building is located on the corner of Princess and Victoria Street which is approximately 1,200m to Stauffer Library, or three iPod songs

Q: Joint and Several Lease

A: For a residential lease, joint and several liability means that each tenant is jointly AND separately responsible for the entire rent amount and for any damages.

Q: What is the Edge Club?

A: The edge club regulates all the common areas. There is a charge of $8 per month per tenant to use all these. Amenities include the gym, pool, clubhouse, free coffee, study rooms, BBQ roof top patio and courtyard, etc.

Q: Will the building be a secure building?

A: Yes, the building will be locked at all times. Tenants will have access to it and the amenity areas only; there will also be a concierge on site.

Q: Are the units for sale or lease?

A: Our apartments are for rent only.

Q: What happens after 1st year of renting?

A: After the first year leases transition will become 12 month terms. If you are not going to be in the Kingston area for the summer, subletting is always an option.
